They are also syndicated on the major nationwide websites including Zillow, Trulia, Realtor.com, and Redfin. In short, our listings are featured everywhere a typical homebuyer looks when conducting a home search.

QUALITY PHOTO & VIDEO: Armed with the latest Nikon Z-series mirrorless camera equipment, high-powered strobe flash, GoPro 11 stabilized video, and DJI Mavic 3 drone, Armstrong is able to include quality photo, video, drone, and Zillow 3D coverage with every listing. Pat Armstrong is a Zillow Certified Photographer and also an FAA-licensed Remote Pilot. With exception of only the most demanding jobs, all photography work is handled in-house, thus maximizing client savings.

FORTHRIGHT APPROACH: Do you find it odd that so many listings feature a price that ends in a series of 9’s (i.e. $399,900)? The qualified buyer that you are seeking will not be fooled. Additionally, sellers place themselves at a handicap in this scheme because a buyer searching for $400,000 and above will never see the $399,900 listing. In summary, we do not accept listings with an original list price that is deceptively dressed to the 9’s.

SKY-HIGH DOESN’T FLY: While it is okay to lead the market a little bit, we are also cautious not to accept significantly overpriced listings. This practice is almost never successful, and it deters from our ability to provide value to all of our sellers.

Price your home to market. Overpricing is not going to help a home sell for more than it’s worth, and often serves as the beginning of a lengthy time on market before accepted offer.
Keep it clean from listing day to closing day. The cleanliness of your home is weighing in the subconscious of potential buyers, home inspectors, and appraisers. Help your listing along by keeping it as clean as possible.
Do the right thing. Accurately detail any defects within your home on day one. This will save you from making repairs after the buyer’s home inspection. Most importantly, it will also save you from legal action after the sale.
